West of US-41 — Marco Island, Vanderbilt Beach, Park Shore, Royal Harbor, Aqualane Shores, Isles of Capri — chloride in the air attacks steel continuously. Cables fray from the inside where you cannot see it. Springs pit and fail years early.
So on coastal jobs we fit galvanized cable and sealed nylon rollers as standard, and we recommend coated springs rather than treating them as an upsell. Inland in Golden Gate Estates the enemy is different — limerock dust in the track and UV on the door skin — and the maintenance plan changes accordingly.
